The Facade Improvement Grant (FIG) program assists property owners in replacing the facades of commercial, industrial, and mixed-use buildings by providing a 50% matching grant to reimburse expenses incurred during extensive facade improvements.
The Facade Improvement Grant Program is subject to a two-year period of compliance, reporting, and annual oversight by the City of Toledo.
The grant is backed by a personal and/or corporate guarantee and a promissory note, which will prevent the property owner from selling the property within two years of the effective date without the approval of the City of Toledo.

Funding Information

Facade Improvement Grant Program Eligibility Criteria
All eligible applicants (individual or entity) must meet the following given criteria.
- The applicant should be in good standing with government entities like Income Tax, Property Tax, Utilities, Code Violations, and Fees at present.
- The applicant should be the owner of the building for which they are applying.
- *If the applicant does not own the building for which they are applying but has the building under contract, the applicant will be eligible to apply for the grant.
Note: However, the grant will not be given unless the applicant is the owner of the building for which they are applying.
Eligible Buildings
The merit of a building is determined by its use, not zoning. Eligible buildings include the following:
- Commercial Use (Non-Residential)
- Industrial Application
- Mixed-use (integrated commercial and residential use)
Note that: There should be no code violations in eligible buildings. Buildings with vacancies will be required to provide a marketing plan that demonstrates their intention to actively market the property for commercial, industrial, or mixed uses, a letter of intent from a business to occupy the space, or a statement of self-occupancy by the building owner.
